ALHC Listing Guidelines

1. Initial Contact and Setting the Appointment

    • Goals of Initial Contact:
      • Establish rapport with the seller.
      • Understand their timeline, motivation, and specific goals.
      • Gather basic information about the property and their expectations.
      • Set an appointment date, preferably as soon as possible, but not the same day.
    • Key Points for Initial Call:
      • Ask about the seller’s goals, timeline, and any special circumstances.
      • Confirm if the seller is interviewing other agents.
      • End the call with a scheduled appointment.
  • Qualifying Questions:

    • What are your primary goals for this sale? Are you planning to purchase locally or relocate?
    • Can you highlight the standout features and luxury upgrades of your home, and how it compares to others in your neighborhood or building?
    • What are your pricing expectations, and have you been monitoring recent sales in your area?
    • What is your preferred timeline for selling, and how flexible are you with your moving or closing dates?
    • Are there any unique circumstances or confidentiality requirements that could impact the sale?
    • What specific qualities and expertise are you looking for in an agent to handle your property?
    • Are you meeting with other agents? If so, what specific qualities or expertise are you seeking?
    • Are there any other key people involved in this transaction that we should be aware of?

  • Preparation Steps:
    • Research the property thoroughly on Realist to ensure that the person that we are inputting on is the owner: tax records, past listings, neighborhood comps, and market trends. Or if not, may request a copy from the agent.
    • Prepare a listing packet that includes a branded folder, selling guide, overview agenda, comps analysis, and any relevant market data.
    • Understand and be prepared to discuss pricing strategies, marketing strategies, and the process of listing the home.
    • Gather necessary documents:
      • Copy of the Warranty Deed.
      • Seller’s Recent Mortgage Statement.
      • Seller’s Disclosure (including details on what stays and what goes).
      • Seller’s Disclosure for furnished.
      • HOA Information (if applicable).
      • Utility information, Survey, Termite Bond, and any relevant house-specific notes.
    • Ensure that any exclusive brokerage engagements are up-to-date.

3. Listing Appointment Execution

    • Listing Appointment Agenda:
      • House Tour: Start with a tour to build rapport and understand the property.
      • Recap of Initial Call: Revisit what was discussed during the initial call to confirm understanding.
